• What are the environmental impacts?

    Since this is a redevelopment site and not vacant land, the environmental impacts are minimal. Most of the existing vegetation is exotic.


  • Are there any Gopher Tortoises on site?

    Yes, there are currently 2 active burrows on the western portion of the site near Skyline Drive. They will be relocated before construction begins, or will possibly be left on the future single-family home site.


  • Are there any impacts to the shoreline due to the proposed Riverwalk, pier and retaining wall?

    The Riverwalk, pier and seawall will be permitted through the Florida Department of Environmental Protection (FDEP) and will meet all of FDEPs regulations. Some of these improvements will help protect Indian River Drive.


  • How tall are the buildings?

    The buildings range in height from 1 to 2 stories.


  • How many villas are there going to be?

    There will be 39 total villa homes.


  • Are these buildings going to block my view?

    Views are not going to change.


  • What are the proposed public benefits?

    • Public Pier
    • Small, waterfront park
    • Approximately 675 feet of public boardwalk along the Indian River from the Frank Wacha Bridge to Conchy Joe’s
    • Indian River Drive improvements
    • Lift Station improvements

  • Is this project going to affect our quality of life? What are you doing to preserve our quality of life?

    Jensen Beach is redeveloping and changing. However, this redevelopment is consistent with the vision of the Jensen Beach Community Redevelopment Area (CRA) plan. The community design incorporates new urbanist principles for livable, walkable communities. The proposed Key West architectural style is consistent with Jensen Beach’s character.


  • What is going to happen to Dena's Cafe?

    Dena's Cafe will remain and will be renovated.


  • Will this increase traffic in Jensen Beach / Skyline Drive?

    The community will not have access to or from Skyline Drive.

    Since this community is the redevelopment of an existing RV Park, which already contributes to the daily trips, the increase in the peak hour trips to Indian River Drive is insignificant.


  • Why is there an Emergency Access connecting this site to Skyline Drive? What is being done to prevent the Emergency Access easement from becoming an open road to Skyline?

    The State fire code requries that all sites have a secondary access for emergencies. The Fire Prevention Chief has allowed us to reduce this access to the narrowest width possible of 12 feet. The emergency access will be an easement owned by the adjacent lots and will be gated with a Knox box that can only be accessed by fire rescue personnel.

    The Homeowners Association and PUD Agreement documents will specify that this is a gated emergency access only. In order to change this requirement in the PUD Agreement, it would require a public hearing before the Martin County Board of County Commissioners, which would require notification to the surrounding property owners. Also, since this will be an easement on private property and not a separate road tract, it would require all adjacent property owners to provide more land to adhere to the minimal road dimensions.
